Moving Day was once an annual celebration of mobility in the US, a chaotic moment when tens of thousands of renters packed up and moved as leases expired en masse. Today it's a lost holiday as Americans have become less likely to relocate, even if it means missing out on better opportunities.

That's been a disaster for both housing affordability and economic progress, according to Yoni Appelbaum, an Atlantic magazine editor and author of the new book Stuck: How the Privileged and the Propertied Broke the Engine of American Opportunity. In a conversation with contributor Patrick Sisson, he points to zoning regulations as the main culprit and offers idea for how the country can build out of the crisis. Today on CityLab: Why American Mobility Ground to a Halt
